You've got to think they will be looking at the Witton once they see what take-up is like on the New North.

Selling out still (aside from the extortionate GA+) and still having a healthy waiting list of people accumulating points, and they would be mad not to look at options.

It's the most difficult one though, with the road and houses, etc.

I guess it depends on how involved we are with this regeneration of the whole area on whether we can do something behind the Witton Lane

I'd be amazed if a rebuild of the Witton Lane happens in the next 10 years.  It's the main reason I'm still a bit disappointed that we didn't go balls out on the North, even though I do think it will be a decent stand built in an excellent timeframe.

With the Witton, anything significant they do with it is going to take a long time, so I wouldn't be surprised either.

If at the end of the 2027-28 season we're up there in the Champions League still, getting sell outs on general admission, and have a waiting list with a significant number of points-scoring candidates on it, then they'd be stupid not to start looking at their options.

Yep, I think they're already looking at options and already have a good idea of everything that needs to happen to be able to get moving on it. There's too many moves in buying land in the area for us to not be doing it so we can keep improving the ground.

I think the land buying has been exaggerated. The land by the academy (including the industrial site) was bought under Lerner. Nothing since. The key houses in MAcGregor Close and Holte Road  have not sold at all recently.

It is defined as a growth area in Council plans but that’s it! There’s a guy on X and he gets over excited and tries to exaggerate things.

I refuse to believe that sort of thing happens on X.

I thought I read that Villa had bought a big chunk of land off electric avenue this year?

From AI:

"Aston Villa’s most notable recent real estate action is their owners' multi-million pound acquisition and development of land in the immediate vicinity of Villa Park. This includes the purchase and development of the former Birmingham Wheels site and "The Warehouse", a match-day fan zone venue, to fuel a 50,000+ stadium expansion and host Euro 2028 matches."

The long and short of it is that it would require a CPO for a significant number of houses.  Those do not come easily or quickly.

It would also cost the clubs hundreds of millions in the required wider 'regeneration' to prove the wider social benefit to the area.

Liverpool tried the 'negotiation' route, it took a decade and them being absolute bastards to the local community to achieve it.

The likely hoops would be a few years private negotiation (which will fail), then a few years securing planning consent, followed by 5-6 years getting a CPO through and securing possession.  Then the build.

10 years is optimistic if we started tomorrow.

I don't see the problem with the houses. Surely we can just offer the owners a season ticket? By then, they'll cost more than the bloody houses.

If you go back to MacGregor close as the back line of the stand I make it 11 houses would need to go and that's without the impact on the ones that don't.

It's at least 40 houses.  Assuming you can get away with demolishing just one side of Holte Road.

The houses on the other side would then front a huge fuck off stand, which might not be deemed acceptable.

Yeah, because if you go down the CPO route, you need to make it worth your while.

I think trying to keep that down to a minimum would mean you get something similar to the Trinity at most, which I think is about 4-5k seats bigger? I'm not sure that level of increase, even with the added fancy-pants options, would be seen as worth it.

So if they did do that, they're going to want a lot of those houses gone.
