As I said on the FB page, it's hard to make out the details but it looks like it's dated 2022, which if correct makes it pre-Heck and therefore not worth getting excited about.
I’ll get excited for anything post-Heck

I've a feeling the plan is to move away from VP despite what heck says.
The shambles of ticket pricing for the cl allied to the sudden state of VP urinals and the issues with turnstiles/staff versus arsenal (these things were fine last game of last season and going digital shouldn't have affected things) and the ongoing problems with catering within the ground is giving heck the narrative to say we're going to have to move away from VP because the infrastructure is suddenly not there. He'll argue Increased capacity elsewhere may assist in lowering ticket prices for fans, but only after he's attempted to price the ordinary fan from attending. To me there appears to be a certain deliberation about events since the start of this season and it will be interesting to see if the matchday experience improves vs Everton.
I want us to stay in Aston B6 and heck will be aware that the feeling to do so would be quite strong, so what better way to break the will of supporters than to oversee the recent avoidable shambles.
It's only my feeling, but if this is the approach of heck to force a move from B6, then moving in itself wouldn't stop me from attending a new venue, but the approach in achieving such an objective would certainly leave a bitter taste.
Imo it's always best to have the fans on board in effecting change. Heck imv appears to be doing anything but bringing the fans along with him.

In much the same way the club had outgrown Wellington Road by 1897.  Villa Park is an iconic venue with holds so many great memories for all of us, but let's not pretend it doesn't have its limitations in 2024.

Hmm.

I would argue that Aston Villa with a brand new ground would see the value of the club at its maximum, and that value would be semi-independent of results on the pitch (see Spurs).

So the biggest profit the owners could possibly make would be to sell it on after that point. They could sell now of course as the club has increased in value, but not for a massive profit as that value could easily be negated by poor managerial appointments or transfer activity (see Leicester).

So for purely mercenary evil business types, then borrowing a shit load of money off Commcast to build a new stadium to increase the value of their investment to its maximum would sound like a good deal.

Sums up the half-arsed approach to a lot of stuff off the pitch. See the "Rewards" scheme as another example.

The former, the latter when and if they have proved they are getting a return on the investment. Then the sale premium is higher, but so is the risk.

I make you bang right about this, Spurs have have seen their income increase massively despite doing absolutely jack all on the pitch to encourage it.

It is something in their control too whereas footballing success will be a 1 in 2 chance when you factor other clubs with deeper pockets and/or more established fan bases (1st to 4th being CL qualification but arguably 8 clubs aiming for qualification).

Maybe the club are waiting for a more favourable economic climate to borrow money whether for VP or a new ground.  A lot of developers are currently doing this.
