Don't all regeneration projects for areas face these same issues? Some residents don't want to be regenerated and, shithole or not, it's home and they like it just the way it is.

Do governments, national and local, have a wider responsibility to force these projects through in the face of opposition for the wider benefit and for those coming along in the future? Eggs/Ommlettes. I don't think anyone in power is going to be worried about pissing off the local MP

When can and cant you use CPOs?

Everywhere has, or should have, a ‘signed off’ Area Plan, basically a master plan for a geographical area.  If a development aligns with that master plan then outline planning permission - in principle - would be granted.

Unless I’ve missed it, there isn’t an Area Plan for the Aston area so any planning application will be judged against national planning policy.  I suspect this would be more onerous because any aspect of policy can be used to derail the application, whereas an Area Plan agrees the basic parameters and objectives.

On thge flip-side, Villa might be reluctant to formally reveal their hand by via an Area Plan, and negatively impact negotiations with landlords/businesses etc.

See the policies related to the development of Villa Park and separately to the development of the land off Westwood Road. It looks like we have been working long term on this one!

The prospect of an extension to the Doug Ellis (and I'm sure it would be an extension given the change in plan with the North Stand, retaining atmosphere, etc) is an exciting one, albeit with numerous barriers to overcome.

If the club can overcome these barriers, I would expect the structure to be built across the existing road, with the upper tier extended back. If they're smart about it, the new structure will allow for the widening of the upper tier concourse which, from memory, was horribly cramped last time I was up there in the 90s. There may even be a second row of exits with another concourse on top of the existing (hopefully widened) one. I'd also expect at least a couple of rows of Hospitality seats and associated facilities.

It would have to be a total rebuild to get 20000 seats on Witton Lane

I'm not convinced they'd need 20,000 there, especially if they put enough Hospitality in. The current plans will take capacity to around 52,000, I think (could be mistaken, the plan has changed a few times). Do it right and a thousand posh seats can have the same value as 5,000 or more regular seats.

I suppose it will depend on what those employed by the club think they can achieve, i.e, fill.

I think the difference is, 5,000 more regular seats, sold as season tickets v 1,000 posh seats that won't be getting bought by anyone v at least half the league.

Neither of us know that for a fact. I'll put my faith in the club to decide.

I'm not saying we do, I'm pushing a counter argument.

But judging on the unsold current hospitality seats against half the league, you'd have to wonder.

Time for a new 'Should we stay or should we go' poll?

How about…….

Building a new stadium behind the Doug Sports Centre
When that’s ready, convert Villa Park into a replacement sports centre
Knock down the existing sports centre for a wide entry plaza, shops etc.

Handy for the cop shop as well

We could be Greece to the Sports Quarter's Rome. If we're incredibly lucky.
