I don’t think we can draw any conclusions from what Heck said, he was being deliberately vague and disingenuous.

We can conclude that we won't have an expanded ground in 2 years time and that our match-day income will continue to lag miles behind the teams we hope to compete with.

Match day income from another 10k seats would be great, but let's not pretend it will be a significant factor in catching up with the teams who regularly compete for Champions League places. 

The revenue of the "top 6" is dominated by commercial revenue unrelated to match days.  Man City have a 53k stadium that was 99% occupied last season, with more matches played at home than us, and with ticket prices comparable to ours - yet their match day revenue was still just 10% of their total revenue (£71m out of £710m).

A bigger stadium brings lots of benefits, not least the extra revenue (and every little helps right now), it also brings more fans who can get into the ground who then become long-term supporters spending money with the club (which is essential for our long-term growth), but it is NOT a significant factor in our ability to compete financially at the top end of the league.  That will all happen off the pitch and not on match-days.

They make just over £100m in match-day revenue, not £100m MORE than us. We're about £35-£40m I think?

Yes, it's a definite advantage to increase the number of seats and, therefore, match-day revenue.  But Spurs' most expensive season tickets are over two-grand, and their cheapest is almost the same as our most expensive.  That £100m in match-day is also still ONLY A QUARTER of their total revenue.  They had almost £200m in commercial revenue last year (that's revenue that doesn't include TV, European, or premier league money).  To be crystal clear, their commercial revenue ALONE is more than our ENTIRE revenue including TV, premier league AND commercial.

THAT is where we have to catch these teams. Would it be nice to have a massive stadium and close the gap on the £65m a year more they make on match days than us?  Yes, absolutely it would.  But I would MUCH rather make a serious dent in that £200m in commercial revenue gap first.  Being out of the Premier League for three years means we lost a lot of ground in that respect, but it's an area we need to focus on if we're going to compete at the top, because a fleeting visit to the top four won't give you the finances to compete at the top (as Newcastle are proving).

A few more seats is not the thing that will increase commercial revenue to where it needs to be. It will be merely a part of it.

Well yes.  And it's not so much the additional seats but more so the ability to have far more corporate space and 'premium' seats.  I get the impression that following the development most of the middle tier of the Trinity would have moved to premium seating

Wouldn’t surprise me if the strategy is to keep demand high by restricting supply; as all of us who have economics O levels know this increases prices. At the same time bigger sponsorship deals can still be done which won’t cost £100m or reduce capacity for two years and will dwarf the effect of 10,000 extra seats. Front of shirt, stadium naming rights, etc.

If and when that’s all sorted, we move.

It’s worth bearing in mind that according to the rule of thumb for valuing football clubs (5 x revenue) we are now worth a billion quid, How much did NSWE pay and how much invested since? Just over half that I think? And they’ve sold a chunk recently, they’ll be delighted with their investment so far and will keep investing IMO.

I've come to the same conclusion, must be the benefit of the economics o-level (or GCSE equivalent in my case)
