The loans have to be paid back though John  If you buy a house for £200K, and spend £50K doing it up, you'll want £250K back as a minimum if you sell it.

I'd say in the £100-200million region probably around at least £150million.

Yes, but should those loans, which are presumably charged to the club, not be taken into account when deciding a price?

Using your example, if the house had a £50k debt against it, wouldn't the buyer offer £200k knowing he'd be getting an asset worth £250k, but know he'd have to fork out an extra £50k to clear a debt?
